  • What does installation include?
    The price includes free delivery to addresses within a 60 mile radius of Leeds. We can deliver to addresses outside this area but there may be an additional delivery charge. Our team will install the whole building including finished interior surfaces and complete second fix electrics with electrical sign off and distribution board. Depending on the site access and specification the build will usually take between 4-6 days. We do not include as part of the price the concrete pad for the building to sit on and also the mains connection of the electrics. We may be able arrange for these items to be carried out if you require this service.
  • Which areas do you deliver to?
    We are based near Leeds in West Yorkshire so the main areas we deliver to are Yorkshire, Lancashire and Derbyshire. We will look at the logisitcs and costs of delivering to other parts of the UK on a case by case basis to see if it would be possible to supply to that area. We include free delivery to areas within 60 miles of Leeds.
  • Will my garden room require planning permission or building regulations?
    Under permitted development rules most garden rooms do not require planning permission or building regulations if they are: 1. Under 30m2 in floor space 2. With a pitched roof under 4m in height 3. The wall size is under 3m high 4. Situated within 2m of a boundary wall for pitched roofs and 1m for flat roofs 5. To the rear of the front elevation of the building 6. Not within a conservation area 7. That the building is not to be used as a dwelling or permanent accommodation We recommend that you use these as guidelines and complete your own checks with your local council if the building would be allowed without planning permission under permitted development.
  • How long does the installation take?
    Installation will vary depending on the final size and specification of the building but as a guide it will be between 4-6 days to fully install and finish the build. This is assuming that the concrete base is in place and that there are no access issues to the site.
  • What electrics are included in the price and can you install the mains connection?
    Each building will include its own electrical package depending on the style and size but as a guide the buildings will include the following as standard: Central lights to compliment the style of the building Wall lights to compliment the style of the building Outdoor lights x 2 Feature light switch Double sockets x 5 Distribtuion board with feature cover Our price includes all second fix electrics and electrical certificate sign off by our qualified electrician. Normally you would get the electrical cable installed from the mains when the concrete pad is installed but we could carry this out if necessary and you are in the area that our electrician covers.
  • Can I add additional lights and sockets or change the position of them?
    We supply a good selection of lighting so you should not require any additional lights but if you do or would like them in a different position then this is possible. Additional lights and sockets are charged for but moving the sockets or lights there would be no charge.
  • Can I get an internet or aerial connection within the garden room?
    We can include an aerial and socket connection within the garden building. We would have to investigate if you could get an internet connection depending on where your building is to be placed and whether you could utilise wireless connection from the house. If hard wiring is required for internet connection you would need to arrange this separately with your supplier and we could put in an internet socket within the walls.
  • What insulation is supplied in the room?
    The buildings come complete with insulation with the walls, floor and ceiling. The specification is as follows: Walls - 90mm insulation within the wall cavities Floor - 100mm rigid insulation within the floor joists Ceiling - High performance foil layered insulation within the ceiling joists. All walls, floor and roof are wrapped in breathable membrane.
  • Is there a guarantee for the work carried out?
    The roof comes with 10 year material guarantee. We also include a 12 month installation guarantee for the installation work that we carry out on site. The electrics are signed off by a a qualified electrician and you will receive a completion certificate for the electrics.
  • How can I heat the garden building?
    If you are planning to use the building in colder months then it would be advisable to add a heat source. We can offer prices for installing electric radiators and electric underfloor heating. Log burners can also be added to the building but would need to be supplied and fitted by a specialist fitter as there are specific chimney requirements within a timber building without a brick chimney.
  • Do you carry out site visits?
    Please contact us if you wish to arrange a site visit to discuss our buildings and what we can offer in more detail and to assess the suitablity of your site for the building.
  • Can I come and view a built garden room?
    Please contact us to arrange to view a built garden room. We currently have the pitched roof building available to view in Wakefield, West Yorkshire.
  • What maintenance will the room and cladding require after installation?
    The building interior comes completely finished and painted and should not require any more than touching up when necessary. We will supply touch up paint free of charge. The oak exterior is hardwood and so does not require any treatment. The oak will weather to a soft silver colour or you can apply a uv protection treatment which will help prevent weathering and keep the colour that it currently has.
