The building measures 6m wide x 3.6m deep and 3.9m high with a pitched roof and 2.3m wall height and in most cases will be allowed without planning permission under permitted development

Walls are 170mm thick and constructed from 100mm treated timber frame, 11mm OSB board, 90mm fibre insulation, 25mm batons, 20mm oak cladding and internal 12mm thick walls with feature shaker style wall cladding and matt painted finish

The floor is constructed from 6"x2" treated floor joists with 18mm OSB board and 100mm rigid insulation, damp proof membrane and comes with hard wearing commercial grade laminate

The pitched roof is constructed from exposed 7"x3" reclaimed roof joists and 9"x3" purlin with foil insulation, 11mm OSB board, 25mm batons and finished with corrugated anthracite metal roof panels and rustic wooden cladding internally

The large veranda measures 6m wide x 1.4m deep and is made from reclaimed wide boards, joists and posts with a corrugated metal sheet roof in anthracite grey

The Detail
Oak cladding
Cladding used on this build is 20mm thick 8" & 10" wide oak planks that have been air dried for 18 months. This hardwood cladding give a rustic look and is very hardwearing and requires little or no maintenance.
Metal windows
Includes two single glazed full height arched metal leaded windows salvaged from a 1930's building & additional wooden framed Georgian windows to the front and side. All windows are painted in an external grey colour and off white internally.
Large veranda
With the added bonus of a large covered veranda area ideal for outdoor seating. Made from 6"x2" floor joists, reclaimed wide boards and rustic posts and roof joists finished with a metal sheet roof in anthracite grey to match the windows.
Rustic lights
With attention to detail at the core of what we do. The building includes a selection of vintage industrial styled light fittings to compliment the rustic design and give both general and localised lighting inside & out.
Vaulted ceiling
A feature of the interior is the impressive vaulted ceiling & gables made with exposed rustic wooden beams and reclaimed wooden cladding. The vaulted ceiling gives a feeling of space and is complemented with feature built in shelves and rustic brackets
Wall cladding
The internal walls are finished with 12mm moisture resistant mdf panels which have shaker style cladding beams attached. These are supplied primed and painted in a beautiful off white matt paint finish to create a tranquil interior.
Laminate floor
The floor base is engineered to a high standard with 6in floor joists and 18mm sub-floor . This gives a very solid flooring and is finished with a high quality 14mm commercial grade laminate available in a choice of finishes. Rustic grey shown.
Styling
What makes us stand out from other garden buildings are all the extra finishing touches that we include for free. Including vintage style lighting and switches Walls are fully finished and painted and we include rustic shelving to both gables.
